The horrific unforgivable architectural rape that is 4679 Deerwood Terr or 4679 Deerwood Terrace, Broadmead, Victoria, BC, Canada.

Now that this place is for sale again after four years, thought current interested buyers might be interested in what it sold for originally and how the current owners tore down an all clearcut cedar poolhouse designed by world-famous architect Mike Nixon, that would take well over $450,000 in today's sustainable western red cedar pricing to replace.

Brief history: The house sold for $550,000 or thereabouts in 2009, WELL under asking, after being on the market for FIVE years, through SEVEN different realtors, and no less than FIVE major price reductions. One of the major selling features was the heated year-round pool and massive poolhouse, with incredible privacy from neighbors. It did need a glass wall replaced at a cost of $20,000 max.

The massive cedar beams alone (see attached photos and floorplan) would cost $100,000 by themselves.

Google to see the current listing; the current owners TORE IT DOWN and are now asking close to a million for their handiwork.

I wouldn't buy this place for $250,000 now. Utterly ruined, one of the HANDFUL of houses on the island with an indoor pool.

Just look around and see what you can get far more new in the way of an indoor pool for a million.

Oh. Did they mention that the south side of the house had 2" of subsidence (was slipping down the mountain) and that the pool house was the ONLY thing keeping it in place?

You know, the pool house that isn't there anymore?

Probably not.

OH WAIT. THERE IS NO POOL, IT'S BEEN FILLED IN WITH DIRT. THAT SAVED ON HEATING COSTS.

Oh. I also noticed they suited out the entire lower floor with a "kitchen" and laundry room conversion. Only one thing: YOU CAN'T SUITE HOMES IN BROADMEAD. EVER. No "mortgage helpers" here, you WILL BE REPORTED and FINED and STOPPED, ONE WAY OR THE OTHER.

NOW you know why they're moving. They MUST HAVE run OUT OF CEDAR TO PAY THE MORTGAGE once their TENANTS WERE KICKED OUT BY THE ASSOCIATION.
